Guidelines for Prospective Landlords
Introduction
Fox & Carney have been actively involved of managing both residential & commercial properties since it’s inception. Due to the value of the Landlords properties and the unique activities involved with leasing and managing properties, we have a dedicated team of Residential Property Manager in our Residential Letting Department and a team of Commercial Property Managers in our Commercial Letting Department.
Residential Letting Department
Fox & Carney have a dedicated team who act as your agent, and acts on your behalf to manage your property. This department has been separated from Commercial Letting Department as Residential Landlords have unique expectations that we strive to satisfy.
1. What Fox & Carney Does For You
As your agent, we:
- We: find a tenant for your property and take precautions to ensure he/she will meet the obligations stated in the lease agreement. The potential tenants go through a thorough vetting criteria assessment to avoid various problematic issues that might arise.
- We: negotiate prepare and draw up lease agreements, normally for a period of 6 months.
- We: collect a deposit, to limit the tenant from leaving damages, and collect the monthly rent thereafter.
- We: pay the rent to you by the 10th of the month if the tenant has paid, less the management commission, and other agreed deductions.
- We: pay into a designated account by you. We will be introducing an automatic electronic bank deposits via paynet into your bank accounts in the near future.
- We: carry out a final inspection of the property after each tenant has vacated and report on the condition the property was left in.
- We: carry out routine inspections 2 months prior to the expiry of the lease agreement.
- We: advise on what maintenance, repairs and or renovations are require and supply written quotation.
